What is title insurance and why do I need it?
Title insurance protects you against problems with the ownership history of the property — an unpaid lien, a mistake in an old deed, an unknown heir, or a recording error. Our title examination looks for those issues before you close, and the policy covers you if something surfaces afterward. Lenders require their own policy; an owner's policy is a one-time premium that protects your equity for as long as you own the home.
How long does a typical closing take?
From contract to closing, a typical Granville County residential purchase runs about 30 to 45 days, driven mostly by the lender's underwriting timeline. The closing appointment itself usually takes 30 to 60 minutes.
